What an AC replacement in Tampa actually involves

An air conditioning replacement is not a swap of one box for another. A complete job covers the outdoor condenser, the indoor air handler and evaporator coil, the line set or a documented reason to keep it, the electrical at both ends, the condensate routing, a permit and a county inspection, and an airflow check once the new AC system is running.

Skipping any of those is how a new air conditioning system ends up performing like the old one. The most common shortcut in this market is leaving a tired duct system in place under new equipment — the HVAC system is then only as good as the ducts feeding it.

How long a system actually lasts here

The national number you'll read is 15–20 years. Florida is not the national number. Nine months of cooling season, salt in the air near the bay, hard irrigation water, and afternoon sun on the condenser all shorten it.

What breaks in Tampa is mostly the aluminium. Copper lasts far longer. Manufacturers compete on price through materials — the thickness of the copper, or using aluminium instead. In the inexpensive units the condenser and evaporator are essentially all aluminium. Aluminium takes thermal load badly, especially poorly insulated and in direct sun. It develops microcracks, refrigerant leaks out of them, and the leak is hard to find. Those systems live up to about seven years in normal conditions.

And the brand guarantees nothing. Every brand has good models and bad models, good production years and bad ones.

The repair-or-replace test, in four questions

1. What's the repair, and what does it protect?

A capacitor, contactor, float switch or blower motor on a healthy seven-year-old system is worth doing. A compressor or an evaporator coil on that same system is a different conversation.

2. How old is it, honestly?

Find the manufacture date on the data plate of the outdoor unit. Under 8 years with copper coils: lean repair. Past 10, or past 7 with aluminium coils and a refrigerant leak: start pricing replacement seriously.

3. Have you bought refrigerant more than once?

This is the clearest signal on the list. A system being recharged annually is leaking and nobody has found it. You are renting cooling by the season.

4. What does the repair cost against the replacement?

The old "$5,000 rule" — multiply the repair cost by the system's age and replace if it exceeds $5,000 — is a rough tool, not gospel, and it was written when equipment cost less. Use it as a gut check, not a decision.

Three paths, chosen by need

  • Mini-split. Increasingly the choice in 55+ communities: more control room to room, cheaper to run, and usually a lower up-front cost than putting central cooling into a home that doesn't have it.
  • A system built to last 10+ years. For owners staying put. Better coils, better build, more money now, far fewer refrigerant calls later.
  • A budget system, 7 years and up. For a tight budget now, or a property you don't intend to keep. Honest about what it is.

There's no moral hierarchy in that list. The wrong choice is the one made at 9 p.m. in August because the house is hot and someone had a truck nearby.

Heating and cooling are the same machine in most Tampa homes, so replacing the air conditioning replaces the heat pump too — and most heating repair questions past year ten land on this same page. There is no second purchase coming in winter.

Getting a second opinion without being rude about it

Our team has more than 60 years of combined experience and has been on both ends of this: giving the second opinion, and occasionally being corrected by one. Nobody good minds. The equipment doesn't have feelings, and neither should the quote.

If a replacement is being recommended, these questions are fair and any good contractor will welcome them:

  • What specifically failed, and what did you measure?
  • Is the failed part still under manufacturer warranty? Compressors and coils often carry 10-year parts coverage to the original owner.
  • What size is the new system and what's that based on?
  • What is the coil made of?
  • What happens to my ductwork?
  • What does the permit and inspection cover?

Written answers to those six questions make two quotes genuinely comparable — which is the whole point of a second opinion.

What's the average cost to replace an AC in Tampa?

It varies widely with size, efficiency and duct condition. We publish ranges on our cost guides rather than a single figure, and we don't quote replacements until booking opens.

What is the $5,000 rule for AC?

Multiply the repair cost by the age of the system; if the result is over $5,000, it argues for replacement. It's a crude rule of thumb that predates current equipment prices — useful as a sanity check, not as an answer.

How long should an AC last in Florida?

Less than the national 15–20 years. In our owner's field experience, budget systems with all-aluminium coils run about seven years here; well-installed copper-coil systems reach 12–15.

Does the brand matter?

Less than people assume. Trane, Carrier, Rheem, Goodman, Lennox and Mitsubishi all produce good models and weak ones, and good production years and bad ones. Coil material, correct sizing and the quality of the installation matter more than which of them is on the box. See our brands section for what each one is actually known for.

How long does an AC replacement take?

A straightforward changeout is a one-day job for a two-technician crew. Add a day if ductwork or electrical work is involved, and allow for the county inspection afterwards.

Should I replace both the indoor and outdoor unit?

Usually yes. Mismatched equipment rarely delivers its rated efficiency, and a new condenser paired with an aging coil inherits the coil's remaining life.

Are there rebates in Florida?

Utility rebates for high-efficiency equipment come and go, and TECO and Duke Energy programs change. Check current offers before you sign, not after.
