The Company
Behind the Advice

Everything that isn't a service, a brand or a how-to lives here: who Sunny City Cooling is, the maintenance plan and its published 21-point checklist, how offers and financing will work when booking opens, why the reviews section is empty on purpose — and the form that reaches a real person today.

Maintenance Plan

Twice-a-year professional maintenance built around a published 21-point checklist — coils, refrigerant charge, electrical, drain line, and a full-cycle test, itemized so you can hold any company to it. A Florida system runs about double the national hours; the plan exists because the cheapest repair is the one caught in April instead of August.

Membership pricing and enrollment publish on opening day. Until then, the checklist itself is public: use it to audit whatever plan you have now — a fair question for any provider is which of the 21 points their visit actually includes. Market context, September 2026: Tampa Bay HVAC maintenance plans run $10–$20 per month per system (published membership terms across local providers), promo tune-ups $29–$89, full services $120–$250.

The 21 points, in full

  1. 1

Condenser coil — washed, not glanced at

A coil packed with dust and grass clippings makes the system run longer for the same cooling. You pay for that on every FPL bill.

  2. 2

Refrigerant pressures — gauges on, numbers written down

A slow leak never announces itself. Low charge quietly overworks the compressor until it dies — recorded readings catch the trend a year early.

  3. 3

    Compressor amp draw under load

A compressor pulling more current than its rating is asking for help. This reading predicts the most expensive failure an AC has.

  4. 4

Capacitor tested under load — not just looked at

The small gray can behind a huge share of Florida "AC died today" calls. It weakens for months before it quits; a real test sees it coming.

  5. 5

    Contactor inspection

Pitted contacts either weld shut (AC never stops) or burn open (AC never starts). A five-minute look, an ugly failure avoided.

  6. 6

    Condenser fan motor and blades

Worn bearings and out-of-balance blades hum for weeks, then stop on the hottest day. Noise now is information.

  7. 7

Disconnect, wiring and connections at the unit

Loose or scorched connections waste power as heat — and in a wet Florida yard, they are a safety item, not a detail.

  1. 8

    Evaporator coil inspection

The wet, dark place where the "musty smell" starts. Growth and dust blankets on this coil cost capacity and air quality at the same time.

  2. 9

    Blower wheel and motor

A dirty blower wheel moves noticeably less air. Rooms far from the unit feel it first.

  3. 10

Air filter — checked, and the right schedule set

Florida systems load filters about twice as fast as the box suggests. We match the schedule to your house, pets included.

  4. 11

Condensate drain line — flushed, not eyeballed

The number-one preventable AC failure in Florida. A clogged line in July means water on the floor or through the ceiling.

  5. 12

Drain pan and float switch — tested

The float switch is the $20 device that saves the drywall. It only helps if it actually trips — so we trip it.

  6. 13

Heat strips / heat mode test

Tested before the first cold front, not during it. Ten minutes in fall saves the one cold morning a year Florida gets.

  7. 14

Ductwork check at the air handler

Loose connections and sweating ducts at the unit are where attic leaks usually begin — caught here, they stay small.

  1. 15

    Thermostat calibration and settings review

A thermostat reading 2°F off makes a healthy system look broken. Calibration is free suspicion-removal.

  2. 16

Temperature split — supply vs return, recorded

One number that says whether the system actually cools: typically a 16–22°F drop across the coil. Outside that window, something upstream is wrong.

  3. 17

Breaker and panel connections for the AC circuits

A breaker that trips in August is rarely the breaker. Tight, cool connections are what we want to see.

  4. 18

    Surge protection check

Tampa Bay is the lightning capital of the US, and surges kill control boards. We check what stands between a strike and yours.

  1. 19

    Photos of what we found

The coil before and after, the readings on the gauges, anything worth watching. You see what we saw.

  2. 20

Readings compared to the last visit

Maintenance is a trend, not a snapshot. A capacitor at 90% of rating two years running is fine; one that fell from 98% to 90% in a year is a warning.

  3. 21

Recommendations ranked: fix now / watch / ignore

In plain English, with the "ignore" list included — because an honest report says what you don't need as clearly as what you do.

Financing

A replacement system is a four-to-five-figure decision, and how it's financed changes the real cost more than any coupon. When financing goes live here it will follow one rule already promised across this site: full price, APR, term and monthly payment shown together in a table — never an 'as low as $89/mo' teaser with the term hidden in the footnote.

Until then, two market facts worth knowing: Tampa Bay electric utilities periodically run rebate programs for high-efficiency systems and heat pumps, and manufacturer rebate windows cluster in spring and fall — both are worth checking before signing any replacement quote.

Special Offers

This page will hold real launch offers when booking opens — and a decoder for everyone else's. The Tampa Bay market runs $29 tune-up specials, 'free' service calls with repair minimums, and rebate promotions that are filed paperwork, not discounts. The offers section teaches the fine print: what a promo tune-up covers versus the full 21-point service, and which questions turn a teaser price into a real quote.

The honest promise: no invented urgency, no countdown timers, and every future offer published with its conditions in plain text.

The offer you'll seeWhat it usually meansThe question to ask
"$29 AC tune-up"The truck roll alone costs the company more than $29, so the visit has to earn its keep another way — by finding things to quote. It's a marketing cost, not a service price, and the 15–20 minutes on site physically can't cover a full inspection.Ask for the visit checklist in writing before booking. If there isn't one, you now know what the $29 buys.
"FREE service call / free diagnostic"Free usually has a floor under it: some Tampa Bay companies pair a $0 diagnostic with a repair minimum around $279 (published terms, Sept 2026). The diagnosis costs nothing only if you say yes to the repair.Ask what happens to the fee if you decline the repair — and what the repair minimum is.
"New AC as low as $69/mo"A monthly payment with the price, APR and term hidden is not a price — it's a mood. $69/mo can mean a fair system on a short loan or an expensive one stretched over 12–15 years with interest doing the quiet work.Ask for four numbers in one line: full price · APR · term · total of payments. An honest lender puts them in writing.
"50% OFF system replacement"Half off an unpublished number is arithmetic theater. If the "was" price never appears anywhere except the coupon, the discount was designed backwards from the price they wanted.Ask what exactly the percentage applies to — equipment, labor, or a bundle — and compare the final installed price against published Tampa Bay ranges instead.
"Free estimate"Estimates for replacements are free almost everywhere — that's the industry norm, not a special. What matters is who shows up: a commissioned salesman with a tablet, or the person who would actually do the work.Ask whether the person quoting is the person installing, and whether the quote is itemized.

Reviews

Empty by design. Sunny City Cooling hasn't opened yet, so there are no reviews — and no rented, borrowed or invented ones will appear here. When real customers leave real reviews, they publish with dates, and the schema markup follows the reviews rather than preceding them.

Until then, the standard we'll be judged by is already on this site: published checklists, sourced market prices, and advice that works whether or not you ever call us.

About Us

Sunny City Cooling is a new, independent Tampa Bay company built by a team with over 60 years of combined hands-on experience across HVAC, electrical diagnostics, copper and steel welding, and engineering. One team, one standard: the people who assess the work are the people who do the work — no commissioned salespeople between you and the diagnosis.

The name comes from the Sun City region where the story started, and from a simple observation: Florida's sunny cities need an honest cooling company more than another sales operation. The full company story gets its own page; the working version is this site itself — publish the checklist, publish the market prices, stand behind the work.

Careers

We're building a team, not filling trucks. What matters here: diagnostic thinking over parts-swapping, clean work in real homes, and zero tolerance for commission-driven upselling — there are no sales quotas to hit because there are no commissions.

Openings for experienced technicians and apprentices publish on this page as launch approaches. If that sounds like your kind of shop, the contact form below reaches us today.
