# AC replacement in Tampa, FL: repair it or replace it, and how to tell

Replace when the cost of the repair is a large share of the cost of a new system, when the system is at the end of its realistic life for this climate, or when you are buying refrigerant every year. Repair when the failure is a component with a long runway left behind it. Most of the pressure homeowners feel in that decision comes from the fact that it's 95°F, the dog has given up, and they want the choice to be over — so here are the numbers to think with, in advance.

## What an AC replacement in Tampa actually involves

An air conditioning replacement is not a swap of one box for another. A complete job covers the outdoor condenser, the indoor air handler and evaporator coil, the line set or a documented reason to keep it, the electrical at both ends, the condensate routing, a permit and a county inspection, and an airflow check once the new AC system is running.

Skipping any of those is how a new air conditioning system ends up performing like the old one. The most common shortcut in this market is leaving a tired duct system in place under new equipment — the HVAC system is then only as good as the ducts feeding it.

## How long a system actually lasts here

The national number you'll read is 15–20 years. Florida is not the national number. Nine months of cooling season, salt in the air near the bay, hard irrigation water, and afternoon sun on the condenser all shorten it.

In the inexpensive units the condenser and evaporator are essentially all aluminium. Aluminium takes thermal load badly, especially poorly insulated and in direct sun. It develops microcracks, refrigerant leaks out of them, and the leak is hard to find. Those systems live up to about seven years in normal conditions.

## The repair-or-replace test, in four questions

### 1. What's the repair, and what does it protect?

A capacitor, contactor, float switch or blower motor on a healthy seven-year-old system is worth doing. A compressor or an evaporator coil on that same system is a different conversation.

### 2. How old is it, honestly?

Find the manufacture date on the data plate of the outdoor unit. Under 8 years with copper coils: lean repair. Past 10, or past 7 with aluminium coils and a refrigerant leak: start pricing replacement seriously.

### 3. Have you bought refrigerant more than once?

This is the clearest signal on the list. A system being recharged annually is leaking and nobody has found it. You are renting cooling by the season.

### 4. What does the repair cost against the replacement?

The old "$5,000 rule" — multiply the repair cost by the system's age and replace if it exceeds $5,000 — is a rough tool, not gospel, and it was written when equipment cost less. Use it as a gut check, not a decision.

## Three paths, chosen by need

- **Mini-split.** Increasingly the choice in 55+ communities: more control room to room, cheaper to run, and usually a lower up-front cost than putting central cooling into a home that doesn't have it.
- **A system built to last 10+ years.** For owners staying put. Better coils, better build, more money now, far fewer refrigerant calls later.
- **A budget system, 7 years and up.** For a tight budget now, or a property you don't intend to keep. Honest about what it is.

There's no moral hierarchy in that list. The wrong choice is the one made at 9 p.m. in August because the house is hot and someone had a truck nearby.
